Cape Coral Property Management

Hands-on rental property management for Cape Coral property owners — long-term rentals, vacation rentals, and the day-to-day responsibilities that come with each. Locally based and serving Southwest Florida since April 2015.

Locally Rooted

Property Management in Cape Coral

Genuine Property Management has served Southwest Florida property owners since April 2015. Over that time, Cape Coral has been one of our core service areas — a city we know well, with a rental market that rewards attentive, knowledgeable management.

We manage both long-term annual rentals and short-term vacation rentals. Whether you own a single-family home rented to a long-term tenant, a canal-front vacation property booked by the week, or something in between, we provide hands-on management that keeps your property in good condition and your investment performing as intended.

Our approach is straightforward: protect the property, communicate clearly with owners, and handle the day-to-day responsibilities so you don't have to. Our goal is reliable, transparent management — keeping your property in good condition and owners informed.

Local Knowledge

Why Cape Coral Rental Properties Require Knowledgeable Local Management

A Distinctive Market

Cape Coral is defined in large part by its extensive canal system, with Gulf-access waterfront homes, pool homes, and inland residential properties across the city. Each type of property attracts a different type of renter or guest — and managing them well requires knowing those differences.

Cape Coral's Seasonal Character

Cape Coral draws winter residents, snowbirds, and seasonal visitors year-round. The city's waterway access, mild winters, and proximity to island destinations make it a consistent draw for both short-term vacation guests and seasonal renters. Understanding these seasonal patterns — and how they differ across the city and between rental types — is part of managing Cape Coral properties effectively.

Local Vendor Relationships

Being locally based allows us to coordinate maintenance and repairs with vendors who are familiar with Cape Coral and the surrounding area. Local management means we can stay attentive to property conditions and work with vendors who understand the needs of Southwest Florida properties.

Cape Coral Character

Cape Coral: Waterfront Living and Continued Investment

The Cape Coral Yacht Club and its beach are part of the city's established waterfront identity. Following Hurricane Ian, the Yacht Club property is undergoing a phased redevelopment directed by City Council, with work proceeding across beach amenities, site work, and waterfront and marina-related components. The project reflects the city's continued investment in its waterfront amenities — alongside the canal system that gives many Cape Coral properties direct or indirect waterway access and defines how residents and visitors experience the city.

Cape Coral also offers a range of family and outdoor recreation. Sun Splash Family Waterpark, located in the Lake Kennedy area, is one of the city's recognizable recreational amenities. The city has continued expanding its parks and recreation infrastructure throughout different parts of Cape Coral. Crystal Lake Park, which opened in July 2025 in northwest Cape Coral, features a beach, walking paths, a playground, fitness stations, and kayak, canoe, and boat access. Tropicana Park, which opened in May 2026, offers waterfront recreation, non-motorized water access, kayak facilities, a playground, and walking paths. Festival Park opened in August 2026 with sports fields and festival and event space. Gator Trails Park in northeast Cape Coral is a neighborhood park with walking trails, recreation facilities, and a natural setting.

In the South Cape area, Bimini Square is a completed mixed-use waterfront development near Four Freedoms Park, with residential, healthcare, dining, retail, and marina components. Bimini Basin East — sometimes referred to as Bimini East — is a separate and larger project that remains under consideration within the South Cape Community Redevelopment Area. The City has described the approximately 22-acre site as a potential opportunity for a walkable mixed-use district, with possible components including residential, hospitality, retail, public gathering space, and waterfront access. Bimini East has not been built, and its scope and specific components remain subject to the planning and development process.

For property owners, location within Cape Coral — canal-front versus inland, northwest versus southeast, vacation-rental neighborhoods versus long-term rental neighborhoods — can affect how a property is best managed and marketed. Property type, waterfront access, condition, available amenities, and intended rental strategy all factor into how we approach management for each property.

What We Handle

Property Management Services for Cape Coral Owners

From the day a tenant moves in to the day they move out — and everything that happens in between — we handle the details so you don't have to.

Long-Term Rental Management

We manage annual and long-term rental properties throughout Cape Coral — coordinating move-in, rent collection, lease renewals, maintenance, and move-out. Our focus is consistent management, clear owner communication, and maintaining the property throughout the tenancy.

Vacation Rental Management

Cape Coral attracts visitors year-round. We manage short-term vacation rental properties with attention to property readiness, upkeep between guests, and transparent owner reporting — so your rental operates smoothly whether you live nearby or out of state.

Rental Marketing & Tenant Placement

Listing a property, conducting showings, and executing leases requires a Florida real estate license. Those activities are handled through Genuine Realty, our affiliated licensed Florida real estate brokerage. GPM works closely with Genuine Realty throughout the process.

Tenant Screening

We take a holistic approach to reviewing rental applications — considering factors such as income, credit and payment history, debt obligations, rental history where it can be verified, and relevant public records as appropriate. We provide our assessment and recommendation to the property owner for their consideration.

Rent Collection & Owner Reporting

We handle rent collection and provide clear, transparent owner reporting. You have visibility into your property's performance without having to chase it down yourself.

Maintenance Coordination

When something needs attention, we coordinate with our network of local vendors familiar with Cape Coral and Southwest Florida. Owners are kept informed and the long-term condition of the property is protected.

Move-In & Move-Out Documentation

Thorough documentation at move-in and move-out protects both owner and tenant. We record the property's condition at each transition to provide a clear, reliable record for the life of the tenancy.

Security Deposit Administration

Security deposits are collected, held, and administered in compliance with Florida law — properly accounted for throughout the tenancy and reconciled at move-out.

Two Types of Rental Management

Long-Term Rentals & Vacation Rentals in Cape Coral

Long-Term Rental Management

For owners with annual or long-term rental properties, our focus is finding and placing qualified tenants, collecting rent consistently, coordinating maintenance, and keeping the property in good condition for the long haul. We handle the routine so you aren't fielding calls on weekends.

Rental marketing and tenant placement for long-term rentals — including advertising, showings, and lease execution — are handled through Genuine Realty, our affiliated licensed Florida real estate brokerage.

Vacation Rental Management

Short-term vacation rentals require a different kind of management — turnover coordination, property readiness, and attentiveness to the guest experience. We manage Cape Coral vacation rentals with the same hands-on approach we bring to long-term properties.

If you own a vacation rental in Cape Coral or are considering converting a property to short-term use, we can discuss what management looks like for your specific situation.

How Leasing Works

Rental Marketing & Tenant Placement

In Florida, activities such as listing a rental property for rent, conducting showings, and negotiating and executing leases require a licensed real estate brokerage. Genuine Property Management is not a real estate brokerage.

These activities are handled through Genuine Realty, the affiliated licensed Florida real estate brokerage owned by Genesis Burroughs. Genuine Realty handles rental marketing, showings, tenant placement, and lease execution for our managed properties.

Genuine Property Management then takes over day-to-day management once a qualified tenant or guest is in place — rent collection, maintenance coordination, owner reporting, and property oversight throughout the tenancy.

This structure means the people managing your property have both the real estate expertise required for leasing and the dedicated focus on property management that protects your investment long-term.

Working with Owners

Transparent, Responsive Management

Property owners shouldn't have to wonder what's happening with their investment. We prioritize clear communication and give owners the reporting and visibility they need to stay informed without being overwhelmed.

Owner Reporting

Owners have access to clear financial reporting through our property management platform. Collections, expenses, and property activity are documented and accessible.

Responsive Communication

We stay reachable and keep owners informed. If something happens with your property, you hear it from us — not from a tenant or neighbor.

Owner Portal Access

Property owners can log in to their account through our management platform to view statements, track maintenance, and stay connected to their property's activity.

Clear Communication

We keep owners informed about their property's condition, maintenance matters, and management activity. Our goal is that you're always aware of what's happening with your investment.
